Since November 11, we've seen the three premier Burlingame Hills listings all go into contract:
- 150 Newton Drive, Burlingame listed at $2,995,000 (originally $3,249,000) is a 5400 sq. ft. new home cast in Spanish Colonial style near the corner of Hillside Drive. This home had 94 Days on Market.
- 112 Alturas Drive, Burlingame (also off of Hillside) is an 8 year old home built by Thorenfeldt Construction and originally listed at $3,149,000. This 5,600 sq. ft. was reduced to $2,880,000 and is now pending.
- 106 Los Robles Drive, Burlingame. This Spanish Hacienda style home sits high atop a knolltop, and was originally listed at $3,175,000 before being reduced to $2,750,000. The home has 3,989 sq. ft. and is due to close on December 10.
Moral of the story? Despite their impressive design and square footage these Burlingame luxury homes could not sustain the $3M+ range this year. But it is positive news in our fourth quarter to have solid high-end buyers out and purchasing. One wonders: if these homes had first been listed in Spring 2010 would they have all fetched the magic three million dollar point?..They all built up their days on market before we saw the nice pickup in September-November. Hmmm....Burlingame has posted two $3,000,000+ sales in 2009: 2895 Hillside for $3,100,000 and 110 Los Robles for $3,050,000. Why are all these high sales in the Burlingame Hills and not the Easton Addition or Burlingame Park? Simple lot buildability. Easton Addition new constructions are typically limited onto a 6,000 sq. ft. lot, whereas these Burlingame Hills sales accommodated dramatically more footage with their lot sizes between 11,000 - 18,000 sq. ft. The Bay Views and woodsy knoll setting of Burlingame Hills impart more of a Hillsborough-esque country estate feeling, whereas the Easton Addition is known as a quintessential tree-lined walkable family neighborhood, filled with close-knit community spirit.
