Since April 1, we've seen a downright flurry of strong sales activity in the Aragon/Baywood neighborhoods of San Mateo. Historically, demand exceeds supply, but lately we've seen consistent aggressive sales, very low Days on Market, and even over asking prices that are reminding us of pre-2007 seller's markets mentality. Many of the homes in the attached table (click to expand) sold in less than 10 days with multiple offers. One variable that is contributing to the strong activity is the return of the "move up" buyer to the marketplace: those San Mateo sellers who may be scaling up to a larger home in San Mateo or neighboring Hillsborough. This demographic had greatly slowed in late 2008 and into 2009, but greater confidence in quickly selling the smaller home has now returned. And in clear evidence.
