Big Demand in the Park

Three recent bidding wars have indicated a strong demand for classic San Mateo Park architectural homes in the $2M - $2.5M range:

  • 445 Hillcrest Road (pictured below), 3 bedrooms, 3 baths, plus library, approx. 3337 sq. ft. with a lot of approx. 12,600 sq. ft. Listed on November 12 for $1,995,000; sold for $2,535,000 with only 7 days on the market. Two-story classic Colonial.
  • 111 West Bellevue Avenue. 3 bedrooms, 2.5 baths, with approx. 2,910 sq. t. on an approx. 8,100 sq. ft. lot. Listed on November 27 for $1,999,000 and currently pending sale with only 9 days on the market. This had a smaller lot size on paper than some of the other comps, but the back yard was totally usable and ideally oriented off of the kitchen/family areas.
  • 401 Costa Rica Avenue, 4 bedrooms, 3 bathrooms, plus library, approx. 3,420 sq. ft. on approx. 13,000 sq. ft. lot. (.30 acre) Currently pending sale with multiple offers with 10 days on the market. Listed on December 1.

Two other Park homes have recently sold with considerable time on the market. 604 Dorchester was a lovely Spanish originally listed for $1,849,000 on August 26. Sold on November 24 and closed recently for $1,706,250. The price had been reduced to $1,789,000 at the time of the sale. Approx. 2310 sq. ft. home. The smallish pie-shaped rear yard probably kept this one on the market longer depsite the beautiful architecture and setting.  714 West Poplar is currently pending sale after dropping its price from $2,495,000 to $2,295,000. This 5 year old home of approx. 2875 sq. ft. was originally purchased new in Year 2000 for $3,350,000 when it was listed for $2,195,000!!!.
