Burlingame's top neighborhoods, the Easton Addition and Burlingame Park, have defined the height of the market for decades. For 2016, each neighborhood performed at a high standard on limited supply. These two preferred westside enclaves are distinctly their own. The Easton Addition is most well known for its profusion of newer constructions that replaced the circa 1910s-1920s bungalows of yesteryear that have since succumbed to the bulldozer. As you cruise through Easton's tree-lined streets such as Drake, Cortez, Cabrillo, and Vancouver, you will notice a cozy density of homes due to many designs maximizing their allowable footages on an average lot size of 6,000 sq. ft. While timelessly picturesque, most Easton Addition blocks are far enough north to make walking to Burlingame Avenue prohibitive. Over the last 10 years, the Easton Addition has freshly defined itself as a lively family zone linked to Burlingame's highest scoring schools and holiday spirit such as its Halloween extravaganza. Burlingame Park, by contrast, is known for its quiet historic feel more akin to its neighbor Hillsborough. Larger lot sizes are the norm, some topping quarter-acre to half-acre. Streets such as Chapin, Pepper, and Elm showcase the feeling of heritage architecture spread out on larger lots, not unlike neighborhing San Mateo Park. Burlingame Park also offers the closest proximity to Burlingame Avenue, a pleasant stroll of no more than 15 minutes (5-10 minutes for most streets). With less new construction development as the Easton Addition, Burlingame Park could be considered "Old Burlingame" at its finest. Both neighborhoods are now regularly posting comps at over four million dollars. I predict Easton Addition and/or Burlingame Park will see their first five million dollar sale in 2017!
For 2016, the Easton Addition recorded an average days on market of just 15 days. The average price per sq. ft. was $1,005. There were 42 total sales in the Easton Addition reported to MLS for 2016. Burlingame Park posted an average of 14 days on market for 2016, with an average price per sq. ft. of $1,105 (eclipsing 2015's mark of $1,057 per sq. ft.) Burlingame Park recorded 19 total sales to MLS for 2016.
