You often hear in real estate "while nobody has a crystal ball..." This time around, for the health of the market, I'm happy to report I gazed into the Baywood crystal ball last November and the $3,000,000 price bracket has now emerged as predicted.
In November 2014 I predicted the $3Ms would be achieved for the Baywood San Mateo Real Estate area in Spring 2015, see the archive post Here. But I must say, to see 4 benchmark sales comfortably above $3,000,000 within 2 months was an impressive feat indeed. With comparable neighborhoods such as Burlingame's Easton Addition setting new standards, Baywood's eminence will now also be regularly recognized at $3,000,000 and above for larger homes. Here are the new elite comps of Baywood real estate:
- 828 Columbia Drive, Baywood Knolls, List: $3,000,000 Sold: $3,810,000 April 23, 2015
- 259 West Third Avenue, Baywood, List: $2,850,000 Sold: $3,050,000 June 4, 2015
- 472 Parrott Drive, Baywood, List: $2,698,000 Sold: $3,050,000 June 9, 2015
- 255 Franklin Street, Baywood, List: $2,998,000 Sold: $3,380,000 June 2015.
The Baywood area of San Mateo has earned a timeless cachet simply by being itself. Exuding prestige and architectural distinction, the area also maintains an approachable sense of community long-revered by its residents and visitors. Top-ranked public schools of Baywood Elementary, Borel Middle, and Aragon High are within walking distance. Downtown San Mateo's unique blend of cosmopolitan chic, culinary ethnicity, and boutique attractions are also a 10-15 minute stroll away. Many romantic themed Mediterraean, Tudor, Spanish, and Colonial homes have been expertly customized to now incorporate open floorplans and modern kitchen great room venues. Prices have now reached $3,000,000 for larger homes, but the livability, enduring prestige, and charismatic approachability, all define the sheer value still found in Baywood real estate.
