Curb Appeal, Location, Integrity

Some houses have all the luck! Talk about curb appeal....345 Glendale Road, Hillsborough in Lower South Hillsborough bordering San Mateo Park has just come on the market for the first time in 47 YEARS! And mind you, the home is only 80 years old. Such homes I term "famous" or "landmark" as they are so endearing, so distinctive to their locations, and so timeless that they become engraved in neighborhood lore. I had one such listing a couple years back at 1392 Vancouver (corner of Hillside) in Burlingame's Easton Addition. It's amazing the amount of "conversation piece" chatter such a home can drum up.

Glendale has had some recent sales including the fixer-upper at 321 Glendale in May of 09 that was listed at $2,295,000 and sold for $2,200,000. Also, the home that was listed for months at 337 Glendale and finally reduced to $3,249,000 and selling in September 09. This home had a 15,000 ft. parcel. With a new year and a new market beginning to reveal itself, there should be strong demand for a rare legacy estate such as 345 Glendale, offered at $2,550,000. Take a drive by, and you'll surely say: "Oh yeah, I know that house..I've always loved it!"
