Good time to Buy? Let me give you an example!

As reported in my past blogs, attractively priced homes in prime locations are still selling fast, BUT...of course we are still a long way removed from the robust seller's markets of say 2005 and 2006...and this equates to a wealth of opportunity for qualified buyers in 2009. For example, 455 Marin Drive in Burlingame's Burlingables neighborhood has come on the market for $200,000 less than it sold for in May of 2005. This 3/2 on a beautiful tree-lined block walking distance to downtown was listed for $999,000 in 2005 when it was promptly overbid to $1,200,000 with multiple offers. We'll keep an eye on this one, perhaps it has been priced attractively enough to again attract multiple offers, even in this market.

A quick side note on the Burlingables neighborhood: I have represented the top value sale here in both 2002 and 2008 (724 Concord Way...Pictured). In 2002, I represented the buyer of this home when it was listed for $1,295,000. We snapped it up for $1,350,000 pre-emptively when it had barely hit the market. At the time, this was the highest sale in Burlingables. In 2008, I listed the home for $1,799,000 and attracted two offers within 2 weeks closing at $1,750,000. This neighborhood is highly unsung in my opinion. Storybook architecture, tree-lined streets, and an incredibly walkable lifestyle welcome residents to this very special enclave. Burlingame Avenue's upscale shops, Washington Park, the historic Caltrain depot (train to the Giants game!), and high-scoring Washington Elementary, are all within just a 10 minute stroll! Also for frequent travelers, this neighborhood boasts Burlingame's easiest super-quick drive into SFO.
