High Inventory in Easton Addition Gets Some Relief

Two large newer Easton Addition homes in the $2M range have just gone pending, bringing the total inventory in the Easton Addition to 24 homes on the market. The average days on market for these active listings is 57 days right now. Of course, this is a robust backlog of homes. I can remember in seller's markets such as 2004-2006 the total number of homes available for sale in ALL of Burlingame being less than 24. (current number of single family homes for sale in ALL of Burlingame is 57)

1400 Carlos (list $1,995,000) and 1277 Balboa (list $2,225,000, originally $2,350,000) have just been marked pending sale in the MLS.  Carlos was actually one of my favorites in this price point, for its feel, price value, and yard; and it lasted just 14 days on the market. This was a 13 year old home. I happen to like corner lots, and this home's 6,000 sq. ft. position at the corner of Carlos and Hillside gave it a nice yard exposure to the north end that worked perfectly with the airy kitchen/family great room. 1277 Balboa is a brand new construction, but on a tighter 5,000 sq. ft. lot, hence the 1-car garage, etc. Good to see some more pending sales!
