More Fast Sales, Low DOM in Awakened Market

Sales activity at a nice clip over the last month...the theme: strong sales with very low DOM for well priced prime locations...OR.. homes with higher DOM finally getting scooped up as deals by a healthy backlog of available buyers...shaping up to be a nice spring the last 30 days. Here is a summary of some recent sales with Low DOM:

  • 322 Sonora, San Mateo Aragon. Sold with 7 days on market. $1,469,000. Previously listed in the doldrums of Fall 08 for $1,730,00
  • 492 Parrott Drive, San Mateo Bayood. List $2,395,000. 17 days on market.
  • 400 Chapin Lane, Burlingame Park. List $2,900,000. 13 days on market.
  • 720 Bromfield, Lower North Hillsborough. Just closed over asking with 5 days on market. Listed $2,995,000...sells at $3,053,000
  • 15 Glenbrook, Hillsborough. Sells with 15 days on market. List $4,684,500
  • 321 Glendale, Hillsborough. Sells with multiple offers 17 days on market. List $2,295,000
  • 351 Fairfax, San Mateo Baywood. Sells over asking with only 6 days on market. List $1,989,000..sells at $1,998,750
  • 22 Seville, San Mateo Aragon. 5 days on market. List $1,298,000
  • 25 Seville, San Mateo Aragon. 15 days on market. List $1,459,000
  • 511 Carmel Circle, San Mateo Parrott Park. 15 days on market. List $1,599,000 (deal fell through...back on market)
  • 1612 Easton, Burlingame Easton Addition. 16 days on market. List $1,350,000 (pending contingent on sale of another property)

In summary, while we certainly have not yet returned to a seller's market, there are strong indications this spring, at all price points, of qualified buyers entering into the market and performing aggressively (sometimes even competing) on well-priced homes within their first two weeks on the market. The above homes are all "prime locations" and if in fact, we are beginning to see some recovery and momentum, the prime locations will continue to rise in demand, and they will surely be pivotal in carrying us into the next solid upswing.
