Some of my previous posts declare Burlingables/Lyon Hoag as the new hotbed of Burlingame real estate. The recent sale at 728 Lexington Way certainly drives home the point. The Burlingables neighborhood, also known more formally as "Oak Grove Manor," identifies its most sought-after locations as the "700 blocks," or those cul-de-sacs that back up to Washington Park such as Concord, Vernon, and Lexington. I have previously represented the top two sales for the neighborhood on Concord Way in 2008, 724 Concord and 711 Concord. Peaking at $1,750,000 for luxury homes back then....but for 2014, this is becoming the buy-in rate for a fixer or expansion project such as 728 Lexington!

With its circa-1938 split-level design, the home is an obvious candidate for a top-floor master suite addition and rear facade exansion into a modern kitchen/family great room. The home listed for $1,198,000 and after intense bidding recently closed at a whopping $1,700,000. But before we preach about what an astronomic high number this was to pay, we need to re-calibrate our price points and realize that a remodeled larger home in this neighborhood could fetch $2,200,000 - $2,400,000 in 2015. So there is certainly room to grow at 728 Lexington, and as we say in real estate: location is everything.

Boasting tree-lined streets of 1920s-1930s architectural character homes, the Burlingables/Lyon Hoag area of Burlingame overflows with charm. But it is the unique lifestyle attributes of this neigborhood that make it so desirable: Washington Park, the Caltrain depot, and the luxuries of Burlingame Avenue are all within a 15 minute walk.
